Initial Laurel Haven Homes (LHH) Consultation
- Meeting at LHH's office with client and client's real estate agent.
- Explanation of LHH's philosophies & processes.
- Client's initial location ideas.
- Client's initial design ideas.
- Initial discussion of client's budget.
- Initial discussion of interim and permanent financing, if necessary.
Home Site Selection or Orientation
- Lot location, i.e., gated community, school district.
- Lot criteria, i.e. golf course, hill country view, lake view, acreage.
- Lot dynamics, i.e. sun, orientation, topography, trees, drainage.
Lot Purchase or Evaluation
- Place lot under contract.
- Order tree/topographical survey for lot.
- Initial meeting with mortgage lender.
- Deposit 1% non-refundable of contract bid for tree/topographical survey, permitting and design work.
Initial Meeting with Architect/Designer
- Client and LHH meet at home site with Architect/Designer.
- Client, LHH and Architect/Designer discuss home orientation, tree/topo survey, sun orientation, etc.
- Client presents any pictures, floor plan examples and magazine articles to LHH and Architect/Designer.
- Client, LHH and Architect/Designer discuss style, interior design features, layout, building product preferences and Client's list of design guidelines.
- Style, i.e., Mediterranean, Hill Country, Old World, Tuscan, etc.
- Interior design features, i.e., columns, arches, built-ins, groin vaults, etc.
- Layout- i.e., floor plan, special furniture considerations, other selections that affect structural needs.
- Building product preferences, i.e., windows, exterior doors, roofing.
- Client gathers information, i.e., pictures, floor plan examples, magazine articles.
- Client develops list of design guidelines in order of importance, i.e., total square footage, number of bedrooms, number of baths.
Conceptual Plan/Review
- Initial sketches of layout on home site.
- Client reviews initial layout.
- Client meeting with LHH to discuss layout/changes.
- LHH returns revisions to Architect/Designer.
Preliminary Plan/Review
- CAD drawings of front elevation, floor plan and site plan.
- Buyer reviews plan provided by LHH.
Preliminary quote based on initial CAD drawings
- LHH will provide a preliminary price per square foot based on the initial CAD drawings.
- LHH will provide this quote based on LHH's standard specifications.
- Attend our preliminary meeting with vendors for allowances that are needed.
Finalize Preliminary Plan & Specifications
- Client meets with LHH to review plan for modifications.
- Discuss and finalize building materials.
- 2nd Specification Meeting: Complete Specification Process.
Price Preliminary Plan & Specifications
- LHH prices house within 10-14 days of final preliminary plan and Specifications meeting.
- LHH reviews initial standard specifications and bid sheet.
- LHH and Client review and re-price allowances & specifications, if needed.
- Client accepts finalized allowances & specifications. (LHH's bid based on the finalized allowances, specifications & preliminary plan is valid for 30 days.)
Complete Construction Drawings
- Architect/Designer produces revised CAD drawings.
- Client reviews CAD revisions, which includes above specifications.
- Client and LHH review changes, if any, to produce finalized CAD drawings.
- LHH and Architect/Designer to review plans and produce final CAD, including engineering & structural drawings.
- Architect/Designer completes final CAD and prints 1 set for construction.
Sign Contract & Earnest Money Deposit
- Client and LHH sign contract and standard bid and specifications sheet.
- Client places 1% deposit with LHH.
Documents to Lender/Appraiser
- Client to select interim and mortgage lender.
- Client to finalize required documents for interim and mortgage lender.
- LHH distributed a copy of the standard bid and specifications sheet, contracts and plans to client's lender.
Permitting Process/City Acceptance
- LHH to submit plan to all local authorities.
- LHH to attend appropriate local meetings.
- LHH receives acceptance from proper authorities.
Close Interim Construction Financing
- Client schedules a date for interim closing with the Title Company.
- Client and LHH to meet at the Title Company to sign closing documents.
- LHH ready to begin construction.
Pre-Construction Meeting
- LHH and client meet to discuss plans prior to breaking ground.
